  •  Why can't I find what I'm looking for?

There are two common reasons a search fails to return the desired results. The search criteria you enter may contain too much information or it may not be an exact match to the county data.

    Search tips based on criteria:
    • Name: A "Business/First Name" should be entered into the first field and the "Last Name" in the last field. If you are unsure how the county/parish has an owner's first name listed, it may be best to search only a last name or to try different variations of the business/ owner's first name. For instance, if the business name is Smith, LLC you might try "Smith" without the LLC. If the owner’s name is Billy Smith, you might try "William" in the first name field and "Smith" in the last name field.

    • Parcel: The parcel number entered into the search field must be an exact match for the parcel number in the county/parish database. If the county/parish uses the format 123-45678-910, the parcel number must include the dashes. While different counties/parishes may use different formats, they usually use the same format for all their properties. If you are unsure what format a county/parish uses, try doing a general name search (ex: Name = "Smith").

    • Property ID: Property IDs are always numbers and never contain dashes. If you are unable to find a property based on Property ID, verify that the ID is valid.

    • Address: The address search field allows you to enter up to three different components: Street Number, Direction, and Street name. You may enter one, two, or all three of these when searching. The first field is for street number ONLY, the second field is for street direction (N, S, E, W, etc.) and the third field is the street name. You should never enter the street type (Rd., St., Dr., etc.). If your search does not return the desired property, try entering less information. For instance, if searching for "100 S. Main" does not return any properties, try searching for just "100 Main" or even just "Main". This may return more results than you need, but a quick scan of the results is often enough to locate the desired property.

    • Subdivision: When searching by subdivision, a list of valid subdivisions for that county/parish will populate while typing. If the subdivision name is too long to be viewed in the drop-down list, the full name will appear above the search results.

    • S-T-R: Section, Township, and Range is almost always formatted as "12-34-56" or may include direction within the Township (N or S) or Range (E or W). You may also search Section, Township, Range individually or paired together (e.g. S-T, S-R, or T-R).

Real Property Search
  •  How do I perform a Real Property Professional search?

To perform a Real Property professional search, you must have a registered account and purchase service to one or more counties/parishes.

Once you purchase service, click the "Real Property" tab in the navigation bar at the top of the page. All counties/parishes purchased will have a magnifying glass icon next to them.

This will take you to the Search page where you will see the following criteria:

    • Choose a County/Parish - On the left side of the search page, you will see a list of all the counties/parishes you purchased. Click on "RP" for Real Property or "TC" for Tax Collector.

    • Property Type - At the top left side of the search page, there are two drop-down menus, "All Property Types" and "Improved & Vacant", that allow you to change your property type preference. You can change these to narrow your search to specific property types and classifications.

When you select Residential or Commercial only in the "All Property Types", unique search fields specific to those property types will appear at the bottom of the search page.

    • Search Options - By default, the search option(s) is checked to include those specific results in your search. To exclude the items you do not want, uncheck the box next to them.

    • General Property Information - When searching for a specific property, it is not necessary to enter information into all fields. It is often best to enter as little information as is necessary to uniquely identify the parcel. When a Parcel Number or Property ID is available, this is usually enough information to locate the parcel.

    • Property Transfer Information - You can search sale prices, transfer dates, grantee names, and deed locations. Also, specify if you'd like "Warranty Deeds Only" or "Land Sales Only" by checking the boxes.

    • Owner Mailing Address Information - You can search for the owner of a property that does not live at the physical address.

    • Residential / Commercial Property Information - These search fields are specific to selecting either "Residential Only" or "Commercial Only" in the "All Property Types" drop down box, under the "Property Types" section at the top of the search page.

Once you have entered all applicable criteria, click the "Search Real Property Records" button. If no results return, or if too many results return, a message will appear on the screen. Otherwise, you will navigate to the results page where you can scan through the list of results, view property details, or map specific parcels
